District 66

This 1953 ranch home in Omaha’s Westside District offered great bones but carried dated early-2000s finishes that didn’t reflect the lifestyle of its young, growing family. Our clients wanted a modern refresh that honored the home’s natural light while creating a more functional, durable environment for family living. By reimagining key spaces—including the living room, dining area, and furnishings—we layered organic textures, modern finishes, and personalized details to deliver a family-friendly home that balances comfort, style, and longevity.

A renewed living and dining room, where luxury meets livable comfort.

Living Room and Dining Room Furnishings

Investment Type:

Natural + modern design language

We stripped away outdated finishes, replacing yellow-beige tile, oak cabinetry, and traditional lighting with a monochromatic base layered in organic textures, subtle geometric patterns, and pops of color.

Functional Living Room Transformation

A dated niche wall was reimagined into a multifunctional focal point with a fireplace mantel, geometric tile surround, and integrated storage. Custom shelving, sconces, and drawers created display and storage solutions that balanced beauty with utility.

Key Implementations

Custom + Durable Material Choices

To support the family’s lifestyle (with pets and a baby), we prioritized durable finishes such as vinyl grasscloth wallpaper, Crypton and vinyl performance fabrics, wipeable paints, and resilient carpeting designed for comfort and easy maintenance.

Personalized Furnishings + Details

From wallpaper accent walls to embroidered drapery and uniquely shaped furniture, every selection was tailored to create a layered, personalized environment that balanced style with practicality.

Original arch niches, oak cabinetry, and traditional tile visually dated the home. We replaced them with modern elements—flat Aria vents, updated carpet, and a minimalist finish palette—that opened and lightened the entire main floor.

Challenges + Solutions

Floor Plan Constraints

The existing floor plan limited dining room space. By removing two bulky built-in cabinets, we expanded the area, uncovered hidden issues (like an old air vent and flooring gaps), and solved them with seamless design integration.

Outdated Fixtures + Finishes

The family wanted a fireplace focal wall that could accommodate a large TV without overwhelming the space. We restructured the wall with a fireplace surround, concealed wiring, and balanced proportions to create harmony between function and design.

Need for TV Integration

With dogs and a newborn, material performance was paramount. We specified wipeable paints, stain-resistant fabrics, and long-lasting surfaces that supported daily wear while keeping the design refined and polished.
