You're already making such a large investment in your business and new space, you already have a good sense of the direction of your project, and have a great relationship and open communication with your contractor, but with such a large investment you'd hate to get it wrong when it came down to making your selections. 

Get straight to business and let us help you make informed and good choices when it comes to your selections.

We help you make sure that the outcome is what you had in mind and ensure no mistake is made when it comes to coordinating the colors.  You can work with The Modern Hive for a minimum of 10 retained hours of assistance in picking out your selections, determining a furniture floor plan, and providing those details to your contractor.

WHAT'S INCLUDED:

STEP 1:
SCHEMATICS + CONCEPTS

A lot of thought will go into the schematic design of the project, such as the functional needs of the client.  Throughout this process the client will receive 3D Drawings that will bring your new office floor plans to life and help you understand and visualize what your home will look like with walls.

 

Designer detail will be incorporated and thought through in every space we are designing; detail such as light fixture placement, backsplash design, cabinet design and more!

STEP 3:
PRESENTATIONS + APPROVALS
At this point the design will be refined. A presentation will be submitted to the client, displaying all finalized selections for the client to approve and sign off on.
 
At this point both parties should feel very comfortable with the direction the project is headed and have a clear picture of the finished product.
STEP 2:
SELECTIONS

During this stage of the process, time will be spent visiting showrooms and vendors to gather options for selections and finishes. 

 

 Such selections include: cabinets, wood species for cabinets, trim, doors, and casings; flooring materials, tile, carpet, wood, or specialty material; countertop materials - granite, Interior/Exterior stone; Light fixtures; plumbing fixtures; appliances; backsplash materials; hardware; etc.

STEP 4:
CONSTRUCTION ADMIN

Upon approval of selections and finishes, materials will be ordered by contractor, builder or architect per installers measurements. The project will be managed by ensuring proper materials are ordered, and installed correctly and according to design.

 

A style guide with drawings and plans will be submitted to the installers to ensure clear communication. During this stage, visits to the project site should be expected to track progress and ensure there are no potential concerns with installations.

INVESTMENT:

A RETAINED SERVICE:

Projects such as tenant builds are serviced as a retained project month to month.

RETAINER BREAKDOWN:

- 10 Hours: $1,350

- 20 Hours:  $2,700

- 30 Hours:  $4,050

- 60 Hours:  $8,100

- 90 Hours:  $12,150

HOW MANY HOURS WILL I NEED?

Great Question!

But that's also hard to answer. The amount of retainer hours you will need greatly depends on how much design assistance you actually need, the size and scope of your project, and the duration of your project.

 

On average, for a small sized  build out or retail space (400 SF or less), plan to accommodate 15 - 20 design hours to get through the selections. For Medium space build outs (Up to 1,500 SF), plan for 30 - 40 hours.

How does a retainer work?

-Upon receipt of the months retainer, The Modern Hive will begin providing services and objectives identified by client.

 

-On the first business day of each month thereafter, the client can enter an additional retainer to continue design services needed.

 

-When hours exceed the monthly time block based upon work requested by the client, The Modern Hive will continue to invoice the client at an hourly rate and will send an invoice at the end of the month for any excess hours.

What is the difference between a tenant build out package and a commercial furnishing package?

- The biggest difference between the two packages is that the tenant build out package is mostly used for clients who need to make finishing selections as the contractor or landlord builds out their new space. A furnishing package specifies exact furnishing pieces you will need for your space and The Modern Hive manages the project in a turn key manner.
