WHO IS THIS SERVICE FOR?
If you are building a new home there is a lot of thought, planning, communication, and detail that goes into the project. Working with your general contractor, builder, or architect, The Modern Hive can be retained monthly to take you from design concept to finished home. We will help you through the 4 major steps of the construction and design process. See process below.

WHAT'S INCLUDED:
STEP 1:
SCHEMATICS + CONCEPTS
A lot of thought will go into the schematic design of the project, such as the functional needs of the client. Throughout this process the client will receive 3D Drawings that will bring your new home floor plans to life and help you understand and visualize what your home will look like with walls.
Designer detail will be incorporated and thought through in every room we are designing, including details such as light fixture placement, backsplash design, cabinet design and more!
STEP 3:
CONSTRUCTION DOCS
At this point the design will be translated from the initial design phase into a thorough construction document that outlines all project details and selections. This document will be used for project bidding (if needed) and project implementation.
If we are sending the project out to bid, we will assist in connecting you with reputable contractors who can bid your project
STEP 2:
SELECTIONS + REVISIONS
During this stage of the process, time will be spent visiting showrooms and vendors to gather high quality options for selections and finishes.
Such selections include: cabinet style, wood species for cabinets, trim, doors, and casings; flooring materials, tile, carpet, wood, or specialty material; countertop materials and granite, Interior/Exterior stone; Light fixtures; plumbing fixtures; kitchen appliances; backsplash materials; hardware; etc.
STEP 4:
CONSTRUCTION ADMIN
Upon approval of selected finishes, materials will be ordered by contractor/builder or architect per installers measurements. The project will be managed by ensuring proper materials are ordered and installed correctly and according to design.
A style guide with drawings and plans will be submitted to the installers for clear communication. During this stage, visits to the project will be conducted to track progress and ensure there are no potential concerns with installations.

The amount of retainer hours you will need depends on how much design assistance you actually need, the size and scope of your project, and the duration of your project.
For a fully-engaged design service from start to finish, including all four phases of the design process, anticipate 150+ retainer hours.

How does a retainer work?
- Each month when entering a new retainer, we provide you with a receipt of activities accomplished from the previous month and also identify objectives and milestones to accomplish with the next retainer.
